Where a figure comes from the project information circulated to us rather than from a filing, the sentence carrying it says so. Where the honest answer is that something is not known, this page says that instead of reaching for a plausible number. Modern Spaaces Sarjapur Road is a working title, not a marketing name

Modern Spaaces Sarjapur Road is the working title used on this site; Modern Spaaces has not announced a marketing name for the development. The title names the corridor, not the frontage; the parcel sits about a kilometre off the Sarjapur Road (SH-35) alignment, in Chikkadunnasandra village, Anekal Taluk.

That needs saying plainly, because the absence is unusual. The environmental filings identify the scheme by promoter, survey numbers and village — not by a brand name. Modern Spaaces' own website lists eight projects under an "Upcoming" heading, but they appear as teaser cards with no specifications, no acreage and no survey numbers, and the individual project pages return an HTTP 500 error. They are unpublished. None of the eight can be tied to Survey Numbers 18 and 19.

So there is no basis on which anyone can honestly tell you what this project will be called. If you encounter a marketing name attached to a 45-storey Modern Spaaces scheme at Chikkadunnasandra, treat it as unverified until the developer publishes it or a K-RERA registration carries it. We will update this page when a name is announced through either channel.

One more spelling note, because it is easy to get wrong and it matters when you are searching. The developer's brand is Modern Spaaces — double "a", with the trailing "s". Its own website renders it that way throughout, its About page is signed "Shravanth Reddy & Novin Reddy, Partners, Modern Spaaces", and Karnataka RERA registers nine of its projects under promoter strings containing MODERN SPAACES. The registry also carries five further rows under a single-"a" variant of the same word for the same group — a registry data variant, not a different company. The legal entity behind this particular scheme, and the name you will see on the compliance documents, is Modern Spaace Realty LLP, without the trailing "s".

The environmental clearance application, filed 18 August 2026, pending

A second PARIVESH proposal, SIA/KA/INFRA2/589316/2026, was filed on 18 August 2026 seeking environmental clearance for the same scheme. Its status is Under Verification. No SEIAA state file number has been allotted to it.

What the Terms of Reference does and does not mean

This is the single most misunderstood point in pre-launch marketing, so it is worth being exact about.

A Terms of Reference is permission to conduct a study. It is not a clearance. Under the EIA Notification 2006, a project in Schedule 8(b) at Category B1 must prepare an Environmental Impact Assessment. The Terms of Reference is the scoping document: the expert committee tells the promoter what the study must cover, over what baseline period, and to what standard. The promoter then commissions the study, holds any required consultation, and submits the EIA report for appraisal. Only at the end of that sequence does the State Environment Impact Assessment Authority grant or refuse an environmental clearance.

The correct statement of position, therefore, is this: Standard Terms of Reference were granted on 2 July 2026; the environmental clearance application was filed on 18 August 2026 and remains under verification. Nothing about Modern Spaaces Sarjapur Road is environmentally cleared. Any material describing the project as "EC granted", "environmentally cleared" or "all approvals in place" is wrong on the record as it stands.

It is also worth understanding what the ToR does establish. It fixes the promoter's own declared programme — the acreage, the built-up area, the unit count, the floor count, the cost — on a signed government certificate. That is a far better class of evidence than a brochure, and it is the reason this page can be specific about the building where most pre-launch pages cannot.

The K-RERA position: not registered

Modern Spaaces Sarjapur Road carries no Karnataka RERA registration number, and no application for registration appears on the authority's records.

Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a promoter may not advertise, market, book, sell or offer for sale any apartment in a project of a registrable class until the project has been registered with the regulator. A scheme of 826 units on 7.60 acres is comfortably inside the registrable class. Until registration is granted, there is nothing that can lawfully be booked here, and no allotment, no "pre-launch price" and no assured unit can be relied upon.

This microsite is an information and enquiry resource for a project at the approvals stage. It is not a booking channel. We do not collect bookings, and we would advise treating anyone who offers to take money for a unit in this project today as operating outside the statute.

There is a second point to make about RERA numbers here, because a confusion exists in the market. A channel-partner website whose domain carries the single-"a" variant of the brand publishes a Karnataka RERA number that is an agent registration, not a project registration. An agent number identifies a licensed intermediary; it says nothing about any project's approval status. If you are shown a RERA number in connection with this development, check whether it is a project registration or an agent registration before you read anything into it.

Modern Spaaces, the developer

Modern Spaaces is a Sarjapur-corridor specialist. It builds through a fleet of single-project legal entities rather than one development company, which is common in Karnataka and means the promoter name on any given certificate will not be the brand name. The registered office at No. 73/2, Chambenahalli Village, Dommasandra Post, Sarjapura Main Road, Bengaluru appears on the signed certificates of five group entities, plus the two limited liability partnerships that filed in 2026 — one of which is Modern Spaace Realty LLP, the promoter here.

The principals are named on the company's own About page as Shravanth Reddy and Novin Reddy, Partners, Modern Spaaces. Shravanth P is the named applicant and Designated Partner on both of the 2026 signed Terms of Reference certificates. We have not published the partners' full legal names as recorded at the Ministry of Corporate Affairs, because the only source available for those is an aggregator mirror and the renderings differ between aggregators.

On track record, the defensible statement is that the group has been registering projects with Karnataka RERA since 2019–2020, with fourteen project-class registrations across the two spellings of its name. Some circulating profiles give the company a considerably older founding date and a project tally in the hundreds. We have not been able to corroborate either from a primary source, and so we do not publish either figure. Nor do we treat the registry's silence as disproof: K-RERA only began registering projects in 2017, so nothing built before then would leave a trace there. Those claims are simply unverified, which is not the same as being wrong.

The single most relevant fact about the developer, for a buyer looking at this site, is that Modern Spaaces has already registered and built in this exact revenue village. Its project 77 East carries K-RERA registration PRM/KA/RERA/1251/308/PR/200103/003119 at Survey 7/4, Cozy Home Layout, Chikkadunnasandra Village. Other registered projects sit in the immediately neighbouring villages — 312 West at Sompura, Green Storeys and the Engrace series at Kada Agrahara. This is a developer working its home ground, not one arriving from another part of the city. One point of discipline on the portfolio: the second date on a K-RERA certificate is the promoter's declared completion date, which is a registration-validity date and not proof of handover. We have not retrieved an occupancy certificate or a RERA completion filing for any Modern Spaaces project, so this site does not describe any of them as delivered.

Where Modern Spaaces Sarjapur Road sits

The parcel is in Chikkadunnasandra Village (village code 613220), Sarjapura Hobli, Anekal Taluk, Bengaluru Urban District, postcode 562125. The approving planning authority for this location is the Bangalore Metropolitan Region Development Authority (BMRDA).

The coordinates published on this site are 12.85203, 77.77402. That is an estimate, and here is the derivation: the promoter submitted a site KML file with the environmental application whose bounding-box extent runs from latitude 12.85072 to 12.85334 and longitude 77.77317 to 77.77486. The point above is the centre of that box. The extent is verified; the centre point is our arithmetic. Treat it as accurate to the parcel, not to a gate. The Plus Code circulated in the project information falls inside the submitted KML extent, about 72 metres from its centre, which is a useful cross-check. A separate latitude and longitude in the same circulated material sits well outside the filed extent and has been discarded.

The site does not front Sarjapur Road. This matters, and a good deal of material in circulation gets it wrong. The parcel sits about a kilometre off the Sarjapur Road (SH-35) alignment and is reached by unnamed village roads. It is not on SH-35, it does not have arterial frontage, and the nearest named road of any class is some distance from the boundary. That is not a fatal criticism — a set-back parcel is quieter, and the corridor is heavily built out — but it is a materially different proposition from a plot on the highway, and the price and the daily commute should both be read in that light.

On road distances, the useful reference points are Sarjapura Bus Stand at 1.89 km by road, the Sarjapura Urban Primary Health Centre at 1.80 km by road, Sompura Lake at 2.75 km by road, Azim Premji University at 3.93 km by road and Confident Square Mall at 4.12 km by road. Note that Azim Premji University is very close on the map and considerably further by road — the routed figure is the one that describes your journey. There is no operational metro or railway station within 10 km; the nearest rail of any kind is Carmelaram at 11.59 km by road. Attibele is 11.58 km by road. Sarjapur is the proposed southern terminus of Namma Metro Phase 3A, which the Karnataka Cabinet approved on 6 December 2024 at a cost variously reported between Rs 25,485 crore and Rs 28,405 crore depending on the source and the revision of the detailed project report. It still awaits Union Cabinet approval. No alignment and no station location has been published, so no distance from this site to a Phase 3A station can honestly be quoted, and this site does not quote one.

Two things that table deliberately does not contain.

There is no tower count. The project information circulated to us states one; neither filing does, nothing else on the record supports it, and the unit and floor figures cannot settle it either way, so this site publishes no tower count at all. What can honestly be said is this: the filing records 826 residential units and a club house over two basements, ground and 45 upper floors, and it does not state how many towers those are distributed across.

There is no price. Modern Spaaces has published nothing for this project — no rate, no unit price, no payment plan. Given the K-RERA position, that is exactly what should be the case. What can be done is to read the developer's own published price tables for its launched projects, which are unusually complete, and derive an indicative envelope from them with the working shown. That exercise is set out on the price page.

A second Modern Spaaces scheme in the same village, filed the same day

A buyer researching this project will meet a second one, and it is better to know about it in advance than to be confused by it later.

On the same day that our project's Terms of Reference was granted — 2 July 2026 — SEAC Karnataka also granted a Standard ToR to a second Modern Spaaces scheme in the same village, under a different group entity.

The project this site covers is the first column. The survey numbers, unit count, floor count and built-up area in the material circulated to us match that filing exactly.

These are two separate projects on non-contiguous parcels. The two filed bounding-box extents do not adjoin; the centres of the two extents are roughly half a kilometre apart on the map — a map separation, not a road distance — with the second scheme lying to the west. We have not consulted land records and make no claim about who owns the ground between them. We also make no claim that the two are phases of a single masterplan: nothing in either filing says so, and it would be a guess.

What the circulated project information claims, and no filing supports

Alongside the government record, a set of project information has been circulated to us, as it has to every site covering this development. Parts of it match the filings exactly — the survey numbers, the unit count, the floor configuration and the built-up area are all correct. Other parts are not supported by any document, and a few are demonstrably template text rather than research. This section marks the difference. Nothing in the left-hand column is asserted anywhere else on this site.

A brief is not a bad thing. It is how a developer's intentions reach the market before the paperwork catches up, and much of this one will very likely turn out to be accurate. But intentions are not approvals, and a buyer at this stage is entitled to know which is which.

Sustainability and the environmental process still ahead

Because the scheme is Category B1 under Schedule 8(b), the environmental process is not a formality. The granted Terms of Reference sets the scope of an Environmental Impact Assessment that the promoter must now carry out and submit. In practice that study will have to address water supply and sewage treatment, solid waste, storm-water and groundwater recharge, air quality and noise during construction, traffic generation on a road network that is already the constraint on this corridor, power demand and back-up, and landscape and open space.

The sustainability figures in the circulated material, listed in the table above, are unverified and appear in no filing. We reproduce them once, clearly marked as unverified, on the master plan page, and nowhere else. When the environmental clearance is granted, the conditions attached to it will state the binding versions of most of them, and this page will be updated from that document.

The one facility the filing itself records is a club house, described as part of the scheme alongside the 826 residential units. That is the only amenity this site states as fact. What Modern Spaaces typically provides across its registered projects is a legitimate and useful thing to describe, and it is described as portfolio pattern — explicitly not as a list of inclusions here — on the amenities page.

That is the whole of the verified timeline. There is no published launch date, no published possession date and no construction start, and for the reason given in the table above, the quarters carried in the circulated material are not published here.

The realistic sequence from here is: EIA study and appraisal, then a decision on environmental clearance, then K-RERA registration, and only then a lawful launch with prices, plans and a completion date the promoter is accountable for. How long that takes is not something anyone can responsibly forecast.

What is not yet known about Modern Spaaces Sarjapur Road

This is the most useful section on the page. These are the genuine open questions, and none of them has an answer we are withholding.

The name. No marketing name has been announced. We do not know what this project will be called.

The tower count. Not in either filing. A count appears in circulated material and is unsupported by the record, so we do not repeat it.

The unit mix and carpet areas. The circulated material describes 2 BHK, 2.5 BHK and 3 BHK homes and gives size bands, with its own caveat that they are tentative. Those bands overlap incoherently — the stated 3 BHK floor sits below the stated 2.5 BHK floor and below the 2 BHK ceiling, which would imply a 3 BHK smaller than a 2 BHK. We will not silently reproduce a table that reads that way, and we will not quietly correct someone else's numbers either. Treat the mix as: 2, 2.5 and 3 BHK apartments, sizes unconfirmed pending RERA. The bands as supplied, with the overlap flagged, are on the floor plans page.

The price. Nothing published by the developer. No rate, no unit price, no payment schedule, no charges. Any figure quoted to you today for this project is someone's estimate, including ours.

The environmental clearance. Applied for, under verification, outcome unknown. The conditions attached to a granted EC — and there are always conditions — will shape water, waste, traffic and green cover on this site.

The RERA registration. Not made, not pending. Until it happens there is no registered carpet area, no registered completion date, no escrow discipline on collections and no regulator-backed recourse.

Possession. Unknown, and not forecastable from a ToR.

Approach roads. The parcel is reached by unnamed village roads about a kilometre off the SH-35 alignment. Whether the approach is widened, formed or adopted before occupancy is not addressed in any document we have seen.

Specifications and the club house programme. Beyond the filing's bare record of a club house, nothing about the specification is on the record.

If you are considering this project, the single most useful thing you can do is wait for two documents: the environmental clearance with its conditions, and the K-RERA registration certificate with its declared areas and dates. Between them they will answer most of the list above, and they will do it in a form the promoter is legally accountable for. What does the absence of RERA registration mean for me today, and can I book a unit?

You cannot lawfully be sold one. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project falling in a registrable class may not be advertised, marketed, booked or offered for sale until the authority has granted registration. That prohibition binds the promoter and its agents, not you, but it has a practical consequence: any amount you pay now sits outside the RERA framework entirely. There is no registered escrow discipline over it, no registered carpet-area declaration to hold the promoter to, and no registered completion date to measure delay against. The filing records a project cost of Rs 415.11 crore. Can I work a price back from that?

Please don't, and be wary of anyone who does. Rs 415.11 crore is a capital cost estimate submitted for environmental appraisal. It is what the promoter told the committee the development would cost to build, and it is not a sales figure. It has no defined relationship to the price at which homes will be offered, because it excludes land cost treatment, marketing, finance, statutory charges, margin and the developer's own pricing judgement. Dividing it by 826 produces a number that looks precise and means nothing. We mention it here only because the figure is genuinely on the record and you will encounter it, not because it helps you value a home.

Which other Modern Spaaces schemes might I confuse this one with?

Two, and both confusions are easy to make. First, a second, larger Modern Spaaces scheme was granted Terms of Reference in the same village on the same day, 2 July 2026. That one is promoted by a different group entity, Modern Spaace Developers LLP, on Sy. Nos. 13, 90/1 and 91/1, covering 10.77 acres with 1,002 units over 34 upper floors. It is a separate project on a separate parcel — the two filed extents do not adjoin, and nothing supports describing them as phases of one masterplan. Second, Modern Spaaces Urban Oasis, a few kilometres away, is a villa community of an entirely different type. If a brochure blends specifications across any of these, someone is being careless with your money.
