What Modern Spaaces verifiably is

Modern Spaaces is a Sarjapur-corridor developer that builds through a fleet of single-project entities. That is the whole of the defensible one-line description, and every part of it is supported by documents.

The corridor concentration is visible in the registry itself: the projects Modern Spaaces has registered with the Karnataka Real Estate Regulatory Authority sit in Chikkadunnasandra, Sompura and Kada Agrahara villages — a tight cluster of revenue villages either side of the Sarjapur Road alignment in Anekal Taluk. This is not a company that has spread itself across Bengaluru. It has worked one corridor.

The entity structure is equally visible. Rather than registering every scheme under one corporate name, the group files each project through its own limited liability partnership or company. That is discussed in detail below, because it changes who a buyer's eventual counterparty actually is.

The spelling: Modern Spaaces, with the double a

The brand is Modern Spaaces — double a, and with the trailing s. Three independent proofs support that spelling: the developer's own domain and website render it that way throughout; its About page is signed "Shravanth Reddy & Novin Reddy, Partners, Modern Spaaces"; and the Karnataka RERA registry carries nine project registrations under promoter strings containing MODERN SPAACES.

Two variants circulate and are worth knowing about, because both are real rather than fraudulent.

The Karnataka RERA registry carries five further rows under a single-a variant of the brand name — the same word with one a instead of two. That is a registry data variant for the same group, not a different company and not an impostor. We do not use that spelling anywhere on this site, but a buyer searching the registry by name will meet it and should not be alarmed by it.

Separately, the legal promoter entities carry the brand without the trailing s. That is a matter of how the LLPs were incorporated, and it is the reason the compliance sections of this site name a differently-spelled entity from the one named everywhere else.

The promoter entity for this project

The promoter named on the signed Standard Terms of Reference certificate for this scheme is Modern Spaace Realty LLP. That is the legal entity a buyer would eventually contract with, and it is the entity that would have to apply for RERA registration before the project could lawfully be advertised, booked or sold.

What that entity has on the public record so far is a single granted approval and a single pending one:

The ToR certificate is the document that establishes the scheme's basic dimensions: 7.60 acres (3.0755 hectares) at Sy. Nos. 18 and 19 in Chikkadunnasandra Village, 826 residential units and a club house over 2 basements, ground and 45 upper floors, 177,241.32 sq m of built-up area, and a stated project cost of Rs 415.11 crore. A Terms of Reference grant is permission to conduct the environmental impact study. It is not an environmental clearance. Nothing about this scheme is environmentally cleared.

Why Modern Spaaces builds through one entity per project

Modern Spaace Realty LLP is a new-looking entity with one project. That reads alarmingly if you assume it is the whole company. It is not, and the structure is worth explaining rather than glossing over.

Indian real estate is very commonly developed through special-purpose entities: the brand raises and manages the business, while each individual scheme is filed, financed and registered through its own LLP or company. Karnataka RERA reinforces the habit, because registration is granted per project rather than per developer, so there is little regulatory advantage in pooling schemes under one name.

The pattern is clearly visible across this group. The registered portfolio below sits under multiple promoter strings. At least one marketed Modern Spaaces project, Serene Heights 1, is registered to a third entity altogether, Urban Rays LLP. And the developer's second Chikkadunnasandra scheme, described further down, is filed through Modern Spaace Developers LLP — a different LLP from ours, despite being granted its ToR on the same day.

Two consequences follow, and a buyer should hold both.

The structure is normal and it ring-fences risk: trouble in one scheme does not automatically travel to another. But it also means the counterparty on a sale agreement is a thin, project-specific entity rather than the brand whose track record persuaded the buyer. The recourse a buyer has under RERA runs against the registered promoter of that project. It is worth reading the promoter name on any document you are handed, and checking that it matches the entity on the registration you were shown.

The registered office at Chambenahalli

The address that ties the group together is No. 73/2, Chambenahalli Village, Dommasandra Post, Sarjapura Main Road, Bengaluru. It appears as the registered office on the signed government certificates of five group entities, plus the two 2026 LLPs — seven verified group members in all. The address is itself on the Sarjapur corridor, a few villages from the site.

We treat that shared address as the test of group membership. Entities that file from 73/2 Chambenahalli are treated here as part of the group; entities that do not are not, however similar their names look. That is a deliberately conservative rule, and it is the reason for the disclaimer near the end of this page.

The principals Modern Spaaces names

The company's own About page is signed "Shravanth Reddy & Novin Reddy, Partners, Modern Spaaces". That is the developer's own published statement of who runs it, and it is the only source we treat as reliable on the question.

Independently of the website, Shravanth P is the named applicant and Designated Partner on both of the signed 2026 Terms of Reference certificates — this project's and the second Chikkadunnasandra scheme's. So the same individual appears on the developer's own public statement and on two signed government documents.

We deliberately publish no further personal detail. Longer legal names for the principals do circulate on company-data aggregator sites, but the renderings differ between aggregators and no primary filing was retrieved to settle them. Publishing a name we cannot stand behind would be worse than publishing none.

The Karnataka RERA portfolio

This is the substantial part of the record, and it is the reason a buyer should take the developer seriously even though this particular project is unregistered.

Across both brand spellings, the Karnataka RERA registry carries 14 registration rows for this group. All 14 are /PR/ project-class registrations — that is, registrations of actual real estate projects, not the /AG/ agent-class registrations that a broker or channel partner holds. That distinction matters, and it is one of the more common ways a buyer is misled elsewhere.

Four further registrations complete the count: 302 West, Soul Tree Bliss, Soul Tree Nirvana and Soulace. The Engrace 2 row is titled in the registry using the single-a variant of the brand, which is the data quirk described earlier rather than a different project.

The defensible statement about the group's age is that it has been registering projects with Karnataka RERA since 2019–2020. Claims of a much older founding date and a much larger project count do circulate on aggregator listings and AI-generated company summaries, and we do not publish them, because no primary source supports them. We also do not call them false. Karnataka RERA only began registering projects in 2017, so the absence of registrations before then is silence, not evidence. A company can have traded for years before the statute existed. It simply cannot be proved from this registry.

77 East: the developer has already registered in this village

Of everything on this page, this is the fact that carries the most weight for a buyer of this project.

77 East is registered at Sy 7/4, Cozy Home Layout, Chikkadunnasandra Village — the same revenue village as Sy. Nos. 18 and 19, where the present scheme is filed. Modern Spaaces has already taken a project in this village through Karnataka RERA registration, under registration number PRM/KA/RERA/1251/308/PR/200103/003119, and followed it with a registered second phase.

A developer working in a village it has worked before knows the local revenue records, the approach roads, the approving authorities and the labour and material supply lines. It is not a guarantee of anything. It is the difference between a company arriving somewhere and a company returning somewhere.

Engrace Vista, and why we quote the filing over the brochure

Engrace Vista is worth a paragraph of its own, because it shows how much the source of a number matters.

Engrace Vista's own environmental filing on the PARIVESH portal, proposal SIA/KA/INFRA2/435738/2023, records the project as "400 residential units with club house in Block A, B, C, D & E distributed over BF+GF+14UF" — five blocks, 400 units, fourteen upper floors. The developer's own website describes the same project as 392 units in seven towers.

We do not know which figure is the later or more accurate one, and we are not going to pick one silently. Where we cite Engrace Vista on this site, we cite the filing, and we say that the website differs. Signed filings are made under statutory liability and marketing pages are not, so the filing is our default. But a buyer should read the discrepancy as a reminder that a brochure number and a filed number are different species of fact — including, eventually, for this project.

"Declared completion date", not "delivered"

A careful distinction runs through everything we say about this developer's finished work.

A Karnataka RERA certificate carries two dates. The second one is the promoter's declared completion or registration-validity date. It is a statement of intent made at registration, not a record of anything having been finished. It is not an occupancy certificate.

No occupancy certificate and no RERA completion filing was retrieved for any Modern Spaaces project. We therefore never write that this developer has "delivered" or "completed" a building. That is not a suggestion that its projects are unfinished — the developer publishes possession dates for several of them. It means only that we did not obtain the primary document that would let us say so, and we do not assert what we have not seen.

If handover history matters to your decision — and for a first purchase from any developer it reasonably might — the check is to ask for the occupancy certificate for a named project and read it yourself. That is a document, not a claim, and it either exists or it does not.

What Modern Spaaces publishes about its own prices

One further point sits in the developer's favour and is easy to verify: Modern Spaaces publishes fully mapped price tables on its own website for its launched projects — unit type, exact size and exact price, rather than a "starting from" teaser. Read on 27 August 2026, the developer's own published rates were:

This is developer-grade evidence rather than aggregator guesswork, and a developer willing to put exact per-square-foot numbers on its own site is being more transparent than most.

Modern Spaaces has published nothing at all for the Chikkadunnasandra scheme. There is no price, no price band and no payment plan on the developer's site for it, which is consistent with a project that has not been registered and therefore cannot lawfully be marketed. Any figure quoted to you today for this project comes from a channel, not from the developer.

What the record does not tell you about a 45-storey building

Here is the honest limitation of the track record, and it should be stated as plainly as the strengths.

Nothing in the registered portfolio is a 45-storey building. The scale of this group's registered work is mid-rise: Green Storeys is 135 units on 2.64 acres at G+9; Serene Heights 1 is 240 units on 4.5 acres at B+S+10; Engrace Vista's filing puts it at BF+GF+14UF. This project is filed at 2BF + GF + 45UF with 826 units on 7.60 acres and a stated cost of Rs 415.11 crore.

That is a step change on two axes at once — height and unit count. A 45-storey residential tower is a different engineering, approvals and construction-management problem from a fourteen-storey block: deep basements, high- rise fire compliance, vertical transportation, pressurised water and pumping, façade access, and a much longer construction programme with the financing exposure that implies. A good record at G+9 and G+14 is genuinely relevant experience. It is not the same experience.

We also decline to infer anything about the built form from the filings. Neither certificate states how many towers the 826 units are distributed across, and we publish no tower count for that reason. Extrapolating one from this developer's mid-rise blocks would be a typology error, not an estimate.

None of this is a criticism of Modern Spaaces. Every developer's first high-rise is its first high-rise. It is simply the specific question a buyer here should ask, and the specific thing the registry cannot answer.

A second Modern Spaaces scheme in the same village

A buyer researching this developer in Chikkadunnasandra will find two schemes, and should know they are two.

On 2 July 2026, the same day this project's Terms of Reference were granted, a second Modern Spaaces scheme in the same village was also granted ToR — a larger one, filed through Modern Spaace Developers LLP under proposal SIA/KA/INFRA2/582342/2026 and state file SEIAA 217 CON 2026, at Sy. Nos. 13, 90/1 and 91/1, on 10.77 acres, for 1,002 units over 2BF + GF + 34UF at a stated cost of Rs 524.07 crore.

These are separate projects on non-contiguous parcels. The two filed extents do not adjoin. We do not describe them as phases of a single masterplan, because nothing in either filing supports that, and we make no claim about who owns the land between them, because no land record was consulted. What the pair does show is a developer committing two substantial simultaneous schemes to one village — which is either conviction about the corridor or concentration of risk in it, depending on your temperament.

Companies that are not Modern Spaaces

Because we treat the shared Chambenahalli registered office as the test of group membership, three similarly-named companies that circulate in search results are not attributed to this group here: Modern Projects, Icon Developers and Promoters, and B&M Wings. Icon Developers and Promoters files from a different HSR Layout address and holds an unrelated project. Name similarity is not corporate connection.

The channel-partner site is not the developer's site

One more distinction that regularly confuses buyers on this corridor. The domain modernspaces.in is an authorised channel-partner site operated by Diggaj Realty. It is not a squat domain and there is nothing improper about it — but it is a marketing intermediary, not the developer.

That site publishes a Karnataka RERA registration of its own. That registration is an /AG/ agent-class number, which registers a real estate agent. It is not a project registration and it does not mean any project shown alongside it is registered. If you are ever shown a RERA number for this project, read the class segment: a project registration carries /PR/. This project has no registration of either kind.

Where this leaves a buyer

The developer is real, corridor-focused, has fourteen project-class registrations with Karnataka RERA including one in this very village, publishes exact prices on its own site for the projects it has launched, and files its approvals in its own name through entities that share one registered office. That is a materially better starting position than many pre-launch schemes offer.

The scheme itself, however, is at the approvals stage and nothing more. Terms of Reference were granted on 2 July 2026; the environmental clearance application was filed on 18 August 2026 and remains under verification. Modern Spaaces Sarjapur Road is not registered with the Karnataka Real Estate Regulatory Authority, and no application for registration is pending. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class may not be advertised, marketed, booked or sold until registration has been granted. This site is an information and enquiry resource for a scheme at that stage. It is not a booking channel, and no one — the developer included — can lawfully take a booking for this project today.

Modern Spaaces Sarjapur Road is the working title used on this site; Modern Spaaces has not announced a marketing name for the development. The title names the corridor, not the frontage; the parcel sits about a kilometre off the Sarjapur Road (SH-35) alignment, in Chikkadunnasandra village, Anekal Taluk.

Which company is the legal promoter named on the filings?

The promoter recorded on the environmental filing is Modern Spaace Realty LLP — note that the legal entity name carries no trailing "s", even though the brand does. This matters more than it sounds. Modern Spaaces builds through a fleet of single-project entities rather than one holding company, so the name on your agreement will very likely be this LLP and not the brand you have been reading about. The same registered office at No. 73/2, Chambenahalli Village ties the LLP to the group. When you check documents, check them against the LLP name exactly as it appears on the certificate, and expect the brand name to appear only in marketing material.

When is possession, and why can't you give a date?

No possession date can honestly be given, and none should be quoted to you. A completion date becomes a binding commitment only when it is declared on a RERA registration, and this project has no registration. Before that, the sequence still to run includes the environmental impact study, the clearance decision, plan sanction and the registration itself, none of which carries a published timetable. You may see launch and completion quarters attached to this project in circulating material; those are template default values rather than developer commitments, and we do not publish them. Ask for the declared completion date on the RERA certificate once one exists, and rely on nothing earlier.

Is the project on Sarjapur Road?

No, and this is a correction worth making plainly. The site sits about a kilometre off the Sarjapur Road (SH-35) alignment and is reached by village roads. The stretch carrying the SH-35 reference lies to the east of the parcel and the length actually named Sarjapura Road lies to the north; the nearest named road of any class is B Hosahalli Road. Local access to the parcel is by unnamed village roads, and the scheme has no direct arterial frontage. That is not necessarily a drawback — a quieter approach is often the point of a site like this — but it is not what "on Sarjapur Road" implies. Anyone describing this project as fronting SH-35 is describing something other than the land in the filing.

What are the coordinates, and how precisely do you know where the site is?

We publish 12.85203, 77.77402, and we want to be exact about what that represents. It is the centre of the bounding box in the KML file the promoter itself submitted with the environmental application, whose extents run from latitude 12.85072 to 12.85334 and longitude 77.77317 to 77.77486. So the extents are verified and the centre point is our derivation from them, which we rate medium-to-high confidence. The box encloses about 5.33 hectares around a 3.08 hectare parcel, so a meaningful share of it is off-parcel — the point is inside the submitted KML extent, which is not the same as being inside the plot boundary. A Plus Code in circulation, VQ2F+HJ5, also falls inside that extent, about 72 metres from its centre. A second latitude and longitude circulates for this project; it sits a few hundred metres north of the filed extent, outside it altogether, and we discard it rather than reprint it.

The larger international schools that the Sarjapur corridor is known for sit further out: Oakridge International School 5.24 km, Indus International School 5.54 km, The International School Bangalore 6.31 km, Inventure Academy 6.80 km and Greenwood High 7.38 km, all by road. Azim Premji School is 4.07 km by road despite being barely a kilometre away on the map — another case where the road network more than triples the map distance.
